Residential Fence Installation Process: What to Expect

Installing a new residential fence is an important investment in your home’s privacy, safety, and curb appeal. At Yutka Fence, we believe homeowners should know exactly what to expect before, during, and after installation.
This guide walks you through our residential fence installation process, how to prepare, and how we build fences that are designed to last in Southeast Wisconsin.
Your Fence Estimate: What to Expect
Your fence estimate is focused on design, layout, and planning. During your appointment, one of our experienced Design Technicians will:
- Walk your property with you
- Discuss your goals, preferences, and budget
- Review fence materials, styles, heights, and gate options
- Take measurements and photos
- Prepare pricing based on visible site conditions
Important to know: Fence lines are not staked during the estimate. Placement shown is preliminary and may change slightly once utilities are marked and site conditions are fully visible at installation.
How to Prepare for Your Fence Estimate
A little preparation helps make your estimate smooth and productive. Before your appointment, we recommend:
- Being present during the estimate
- Locating your property pins if possible
- Providing a copy of your Plat of Survey (or letting us know if you don’t have one)
- Having a general idea of fence and gate placement
- Pointing out obstacles such as trees, stumps, sprinklers, or private utilities
- Sharing any HOA requirements you’re aware of
Once your estimate is complete, you may choose to accept it right away to move your project forward sooner. We install fences year-round, weather permitting.
What Happens After You Accept Your Estimate
After you approve your estimate, our team begins coordinating the next steps.
Fence Layout Drawing
You’ll receive a detailed Fence Layout Drawing showing proposed fence placement, gate locations, and dimensions. This drawing must be reviewed and signed before we proceed.
Deposit & Payment
A 50% deposit is required once your estimate is accepted. We offer multiple payment options, including ACH, credit card, and financing. Your project moves forward once payment or financing approval is complete.
Permits & Approvals
If Yutka Fence is responsible for permitting, we’ll handle it for you. If permits, HOA approvals, or neighbor signatures are required, they must be completed before installation begins.
Scheduling Your Installation Window
After payment is complete, our Scheduling Manager will contact you with a three-week installation window. If you have vacations or scheduling concerns, let us know as early as possible.
Utility Marking & Site Preparation
Before installation, Yutka Fence will contact Diggers Hotline to mark public utilities.
Homeowners are responsible for:
- Marking private utilities such as irrigation systems or landscape lighting
- Clearing obstructions along the fence line
This preparation helps ensure a safe, efficient installation.
Our Residential Fence Installation Method: Following the Flow
Yutka Fence installs fences using our proven “Following the Flow” method. This approach allows the fence to follow the natural grade of your yard rather than forcing it tight to the ground or perfectly level across slopes.

Why We Avoid Other Installation Methods
Tight to the Ground
Installing fences too close to the ground can cause premature wood rot, void certain vinyl and aluminum warranties, and lead to damage from freeze-and-thaw ground movement.
Fully Level Fence Runs
A fully level fence across a sloped yard can create large gaps underneath, exceed height restrictions, and reduce pet containment.
Stepped Installation
Stepped fencing often creates larger gaps where pets can escape and unwanted animals can enter, and it may look less seamless overall.

Important Landscaping Note
If you plan to complete any landscaping or grading work, it should be done before installation. This allows us to build your fence to match the final yard conditions and ensures the best long-term result.
